Where the posted rates come from
For each lender we display, we automatically read the rates published on that lender's public mortgage rates page. For lenders whose sites cannot be read by an automated scraper, we maintain the rates manually based on their published rate sheets. We always link to the source page on each lender's profile so you can verify.
Where the discounted rates come from
Most major Canadian banks publish two rates on their public mortgage pages: a "posted" rate and a special-offer rate (sometimes labelled "special rate," "limited-time offer," or "promotional rate"). The discounted rate shown on this site is the bank's own published special-offer rate, captured directly from the same source page as the posted rate. We do not estimate, derive, or apply a haircut.
When a lender publishes only one rate (for example, Tangerine), the posted and discounted columns show the same value. When a lender does not publish a special-offer rate for a given term, that row shows the posted rate only.
A mortgage broker can typically secure a rate below the bank's published special-offer rate. The actual rate you qualify for depends on your credit score, down payment, property type, and the broker's relationship with the lender. Always confirm directly with a lender or broker.
How often rates update
The site rebuilds daily. Each lender's profile shows when their rates were last successfully scraped.
How we write our guides
Each guide is researched against primary sources (the Bank of Canada, OSFI, CMHC, lender rate sheets, and federal mortgage regulations), then drafted, edited for clarity, and reviewed before publication. The math behind every interactive tool is implemented as pure functions with unit tests, so the same calculation runs in the browser and in our test suite.
We commit to reviewing each guide every quarter and updating it whenever underlying rules change (for example, a CMHC premium tier change or a federal stress-test rule update). Every guide has a "Last reviewed" date visible at the top of the page.
